Hey friends. Every month I am going to publish a quick, no-fluff update on where the Triangle real estate market stands. Numbers, trends, and what it actually means for buyers and sellers. Here is your August 2026 report.

The Big Picture

The Triangle market is in a rebalancing phase in 2026. Inventory has been rising steadily, homes are sitting longer than they did in 2021 and 2022, and buyers have more room to negotiate. At the same time, this is still not a buyer's market in the traditional sense. Demand in desirable areas remains strong and well-priced homes continue to move quickly.

Triangle-Wide Stats (August 2026)

  • Median sale price: approximately $470,000
  • Median days on market: approximately 45 days
  • Months of supply: approximately 3.5 months (up from under 2 during peak years)

Wake County

  • Median home price: approximately $481,000
  • Days on market: approximately 44 days
  • Active listings: approximately 8,900 homes
  • Inventory up more than 20% compared to January 2025

Durham County

  • Median home price: approximately $425,000
  • Days on market: approximately 23 to 28 days
  • Active listings: approximately 1,230
  • New listings up 12.4% year over year

What This Means for Buyers

This is the most buyer-friendly environment the Triangle has seen in several years. There is more inventory to choose from, homes are sitting longer which gives you more time to make a decision, and sellers are more open to negotiations on price, closing costs, and repairs. If you have been waiting on the sidelines, 2026 is worth a serious look.

What This Means for Sellers

Pricing correctly from day one has never mattered more. The days of listing 10% over market and watching offers pour in are largely behind us. Homes that are priced accurately and presented well are still selling. Homes that are overpriced are sitting, and extended days on market signal weakness to buyers and lenders alike.

The Bottom Line

The Triangle is still one of the strongest real estate markets in the country. Population growth, corporate investment, and quality of life continue to drive demand. The market has simply returned to something closer to normal after a few extraordinary years.
