Raleigh Just Got $1.1 Billion for a Rail Line Straight to Wake Forest — Here's What It Means for Real Estate

Published: August 21, 2026

Hey friends. This is one of the biggest infrastructure announcements in the Triangle in years, and if you own property near the route or are thinking about buying in north Wake County, you need to understand what this means.

Raleigh just secured over $1.1 billion in federal and state funding for the S-Line rail project, specifically for the segment connecting Raleigh to Wake Forest. This is a commuter rail line that will run on existing freight rail infrastructure, with passenger trains capable of reaching up to 110 miles per hour. And it is not just a Wake Forest story. The long-term vision connects Raleigh all the way to Richmond, Virginia and eventually Washington, D.C.

Here is what we know about the project and what it means for buyers, sellers, and investors in the Triangle.

The Route and Timeline

The S-Line will connect downtown Raleigh to Wake Forest using upgraded freight rail corridors. Work has already begun. Grade separation projects at Durant Road and New Hope Church Road in Raleigh started in 2024. The mobility hub planning for Wake Forest is expected to wrap up by the end of 2025. Construction on the Wake Forest segment is projected to begin in 2027, with completion targeted for 2030 to 2032.

Beyond Wake Forest, future planned stops include Youngsville, Franklinton, Henderson, and Norlina before continuing north toward Richmond and D.C.

What Happens to Real Estate Near Rail Stations

This is where it gets interesting for anyone watching the market.

The S-Line project is built around a transit-oriented development strategy. That means the areas around future rail stations are being planned for dense, walkable, mixed-use communities with housing, retail, and office space clustered around the transit hub. If you have seen what happened to property values near the stations on Charlotte's LYNX Blue Line, you have a good preview of what rail does to a local market.

Wake Forest in particular is already growing fast. Adding a direct rail connection to downtown Raleigh changes the calculus for buyers who previously ruled it out because of the commute. A 25 to 30 minute rail ride to downtown Raleigh from Wake Forest, combined with significantly lower home prices than inside the beltline, is a compelling equation for a lot of buyers.

What This Means Right Now

The rail line does not open until 2030 at the earliest. But real estate moves ahead of infrastructure, not after it. The buyers who pay attention to this now and position themselves in Wake Forest and north Wake County before the station areas are fully developed are the ones who will benefit most when the line opens.

This is the same story we have seen play out in cities across the country. The people who bought near planned rail stops before the lines were built built significant equity by the time the ribbon was cut.

What to Watch

Areas within a half mile to one mile of the planned Wake Forest station will see the most direct impact. Mixed-use and walkable neighborhood zoning around the station is already being discussed at the planning level. Keep an eye on any transit-oriented development announcements from the Town of Wake Forest as the project moves forward. Also worth noting: some businesses and properties along the existing rail corridor in downtown Raleigh have already been identified as potentially affected by infrastructure improvements. If you own property anywhere along the S-Line route, understanding your rights and the potential impact on your property is worth a conversation with a real estate professional.
