They are both strong choices, they are close to each other, and they both serve the RTP professional demographic well. Here is how they compare.

The Price Difference

Morrisville is more affordable. The median home price in Morrisville runs approximately $478,000 to $508,000 in 2026, with some months showing a median closer to $491,000. Homes have been sitting on the market slightly longer than the prior year, which gives buyers more room to negotiate.

Cary runs higher. The median in Cary is approximately $580,000 to $645,000 depending on the month and data source. Cary consistently ranks among the most expensive markets in the Triangle.

For a tech worker who wants to maximize what their budget buys, Morrisville gives you noticeably more home per dollar. The tradeoff is that Cary offers more in terms of established amenities, school prestige, and overall polish.

Cary is more established, more polished, and more suburban in the traditional sense. It has been ranked the best place to live in North Carolina for the past two consecutive years. Both towns have widespread fiber-optic internet, which matters for hybrid and remote workers. Morrisville has the Frontier RTP coworking space nearby, which offers free public workspace. Cary has coworking options as well. Both support the modern tech professional lifestyle.

Cary is the better call for: families who prioritize top-tier school rankings and a more established community feel, buyers who want a polished suburban lifestyle with mature retail and cultural amenities, and buyers who are not as constrained by price and want the "best of the best" suburban experience in the Triangle.

The Bottom Line

Both are excellent. This is genuinely one of the easier calls to make once you tour both in person. The vibe of Morrisville and the vibe of Cary are distinct enough that most people know within an hour of driving around which one feels like home.
