The way buyers find homes has changed dramatically in the last decade and accelerated even further in the last few years. The majority of buyers today begin their home search online, often weeks or months before they talk to an agent. If your home is not showing up where buyers are actually looking, and showing up well when it does, you are leaving money and time on the table. Here is what actually works for marketing a home online in the Raleigh-Durham Triangle in 2026.
Every listing agent will put your home on the MLS. That is table stakes. MLS listing syndicates your property to Zillow, Realtor.com, Redfin, and dozens of other aggregator sites automatically. This is important and necessary, but it is not a marketing strategy by itself. It is the starting point.
The MLS gives your home exposure to buyers who are actively searching on those platforms. What it does not do is reach buyers who are not yet searching, buyers who are casually browsing social media, or buyers who are in the research phase of a relocation before they have decided on a specific metro. Those buyers require a different approach.
Before anything else gets done, the photography and video need to be excellent. Every other marketing channel is only as good as the content it is promoting. A beautiful home with poor photos will underperform a mediocre home with great photos in search results every time.
Professional still photography is the baseline. Beyond that, a short-form video walkthrough posted on Instagram Reels, YouTube Shorts, and TikTok exposes your listing to a massive audience that is not actively searching on real estate platforms but may be a perfect buyer. Relocating buyers from out of state frequently encounter Triangle listings through social media before they ever open Zillow. A 60-second video of your home appearing in someone's feed in San Francisco or New York is a form of reach that a basic MLS listing cannot replicate.
Drone footage of the exterior, neighborhood, and any notable surrounding features (wooded lot, proximity to greenways, golf course backing) adds context that still photography cannot convey. For homes with strong location or land attributes, drone video is one of the most effective tools available.
Organic social media posts reach your agent's existing followers. Paid promotion reaches people who match your buyer profile but have never heard of your agent. The difference in reach is significant.
A well-targeted Instagram and Facebook ad for a Triangle listing can be directed at users in specific cities (say, the DC metro, Atlanta, or New York) who have shown interest in real estate, home buying, or Raleigh-Durham as a relocation destination. For listings in the $400,000 to $800,000 range, which appeals to out-of-state buyers with equity from higher-cost markets, this kind of targeted promotion is one of the most effective tools in the marketing mix. Budget for paid social promotion matters. A $200 to $500 targeted ad spend over a two-week period on a well-photographed listing can generate thousands of video views and real buyer inquiries from people who would never have found the listing through traditional channels.
A full walkthrough video posted to YouTube serves two purposes. First, it gives out-of-state buyers the ability to thoroughly evaluate your home remotely before committing to a trip or a showing. Second, YouTube videos are indexed by Google and can appear in search results for queries like "homes for sale in North Raleigh" or "4 bedroom home in Cary NC." That organic search exposure compounds over time in a way that a one-time MLS listing does not.
YouTube works best for listings in the mid-range to luxury tier where buyers are making larger decisions and want more information before they act. A three to five-minute walkthrough with narration that covers the home's features and the neighborhood context is the format that performs best.
A significant portion of Triangle transactions involve a buyer's agent who is representing a relocating client and is actively looking for inventory that matches their buyer's criteria. A well-constructed email to a targeted list of active buyer's agents in the Triangle and in feeder markets (DC, Atlanta, Charlotte, New York) announcing your listing can put your home in front of agents who have buyers right now.
This is a channel that many listing agents do not use consistently. The ones who do tend to get more showings from motivated, qualified buyers faster.
Since most buyers do eventually end up on Zillow or Realtor.com, it is worth making sure your listing is optimized on those platforms. That means a complete and compelling property description (not just a list of features but a narrative that tells the story of the home and the neighborhood), all available photos uploaded in the correct sequence, accurate square footage and room counts, and any virtual tour or video link embedded in the listing.
Zillow also allows sellers and agents to boost listings for increased visibility in search results. For competitive listings in high-demand neighborhoods, a Zillow boost during the first two weeks of listing can meaningfully increase views and saves.
Online marketing for a new listing has a natural peak in the first 10 to 14 days. That is when the listing appears new to buyers, when it gets the most algorithmic visibility on real estate platforms, and when buyer interest is highest. Concentrating your marketing effort, the professional photos, the social media launch, the email blast, the paid ads, into that two-week window maximizes the moment when buyer attention is at its peak.
Listings that launch with strong marketing on day one consistently outperform listings that trickle onto the market with photos to be added later and marketing that ramps up gradually.
