Hey friends. As the Triangle expands and home prices push buyers further out, three towns keep coming up as value options: Clayton, Garner, and Smithfield. Each has its own character, its own price point, and its own trade-offs.
Here is the comparison.
Smithfield is the most affordable of the three. Median home prices run approximately $285,000 to $360,000 depending on the month and data source. For buyers who want the most home per dollar and are comfortable with a longer commute, Smithfield gives you the most purchasing power.
Clayton runs in the middle. Median home prices are approximately $349,000 to $400,000 in 2026, with new construction townhomes starting in the mid-$200s and single-family homes starting in the low $300s. Clayton is growing fast and the new construction pipeline is active.
Garner runs the highest of the three, with a median around $390,000 to $415,000. But context matters here: Garner is in Wake County, not Johnston County, which means it carries more expensive Wake County taxes and has access to Wake County schools. It is also physically closer to Raleigh than Clayton or Smithfield, which buyers pay a premium for.
Garner has the shortest commute to downtown Raleigh and South Raleigh of the three. It sits directly adjacent to Raleigh's southern boundary. If your job or daily life pulls you toward Raleigh consistently, Garner's proximity is a meaningful advantage.
Clayton is east of Raleigh along US-70 and I-40. The commute to downtown Raleigh runs approximately 25 to 35 minutes depending on traffic. Clayton has its own growing job base and is attracting retail and commercial development that reduces the need to drive into Raleigh for everything.
Smithfield is the county seat of Johnston County and sits further east and south. The commute to Raleigh is approximately 35 to 45 minutes. Smithfield works well for buyers who are fully remote, work in Johnston County itself, or do not mind the distance in exchange for significantly lower prices.
Garner is served by Wake County Public Schools (A- on Niche, top 10 in NC). This is the clearest school advantage Garner holds over the other two towns. Specific Garner schools average around 5/10 on school rating sites, which is middle-tier within the Wake system.
Clayton and Smithfield are served by Johnston County Schools, which Niche rates as above average. Clayton schools perform above state average in math and reading proficiency. Johnston Charter Academy and Cleveland High School are among the standout options. Johnston County Schools is a solid district without the prestige label of Wake County.
Clayton has the most momentum. Downtown Clayton has been actively redeveloped with new restaurants, apartments, condos, and a growing arts scene anchored by The Clayton Center. The Clayton River Walk connects the town to the Neuse River and the Mountains-to-Sea Trail. There is genuine energy here and new development continues to arrive.
Garner is a straightforward, practical suburban town. It has White Deer Park, Lake Benson Park, and the Neuse River Trail. The town is well-established, has a growing food and beverage scene, and benefits from its position adjacent to Raleigh. It does not have Clayton's downtown energy but it has the Wake County infrastructure and proximity advantage.
Smithfield is the historic small town of the three. The Ava Gardner Museum, a preserved downtown with independent shops and restaurants, the Neuse Riverwalk, and Carolina Premium Outlets give it a distinct character. It moves at a slower pace and that is either a selling point or a drawback depending on what you are looking for.
Johnston County (Clayton and Smithfield) adopted a property tax rate of 51 cents per $100 of assessed value for 2026-2027, down from 52 cents the prior year. Note that a 2025 county-wide revaluation significantly increased assessed values, so even with the rate cut, some homeowners saw higher bills.
Garner's taxes fall under Wake County rates, which are separate and generally higher than Johnston County's overall effective rate, though Wake County's higher home values and services affect the comparison.
All three towns have new construction activity. Clayton has the most active pipeline with townhomes starting in the mid-$200s. Garner issued more than 650 new construction permits in 2025. Smithfield has new development coming online at some of the lowest price points in the region.
Clayton is for buyers who want value, new construction options, a growing downtown with real energy, and a reasonable Raleigh commute. It is the pick for people who want to be close enough to the action without paying inner-ring prices.
Garner is for buyers who want to stay in Wake County for school and tax structure reasons, want the shortest drive to Raleigh, and are willing to pay slightly more for that proximity.
Smithfield is for buyers who want the most purchasing power, are fully remote or work locally, and want a slower-paced historic small town feel at a price point that is hard to match anywhere else in the Triangle region.
